Romaine Issues Statement Regarding Gyrodyne Development Plan

The proposed Gyrodyne, LLC subdivision of Smithtown, consisting of 62 acres, is immediately adjacent to the border with the Town of Brookhaven. Gyrodyne envisions a $150 million development with assisted living, a hotel , and medical offices, according to the paperwork submitted with the applicants.

The subdivision would be the largest in years and probably the last of its size in Smithtown, which is mostly built out. The tract would be divided in to eight parcels. Most of the land is now zoned for light industry, but most of the 9.5 acre section zoned residential would remain as open space, according to preliminary plans submitted by the company.

Incredibly, the Suffolk County Planning Commission approved Gyrodyne’s subdivision application on August 2, 2017 with little notice and incomplete information provided to the Town of Brookhaven.

Furthermore, the Suffolk County Planning Commission didn’t even recommend a traffic study be done to determine the impact that this large development would have on local roads.

Town of Brookhaven is opposed to any traffic created as a result of this proposed subdivision emptying out onto T own roads and, specifically, Stony Brook Road. This road is overcrowded now, particularly because of usage from the University, and does not need additional traffic from a project outside our T own. That also would be true for New York State Route 25A, a two – lane highway that is currently beyond its carrying capacity.

The Town of Brookhaven requests that the Smithtown Planning Board in considering this subdivision require an extensive traffic study to ensure that this proposed development does not seriously impact traffic flows on the adjoin ing roads, and in particular Stony Brook Road.

The Town of Brookhaven is adamantly opposed to any development plan that would create more traffic for Stony Brook Road, which is only one of two ways for accessing the State University at Stony Brook.

Moreover, separate and apart from this development, the Town of Brookhaven is calling on the New York State Department of Transportation to undertake a master traffic plan for the area in and around the State University of New York at Stony Brook. It is the Town’s contention that Town , County, and State roads in the vicinity are already over capacity and a master plan for the entire area as it relates to traffic flow is need ed as soon as possible. Until such plan is forthcoming, I would urge the Smithtown Planning Board not to move forward with the Gyrodyne subdivision.

Finally, the Town of Brookhaven strongly supports the efforts of Assemblyman Steve Englebright and County Legislator Kara Hahn to acquire some, if not all, of the Gyrodyne par el for open space and park purposes. We believe development of the Gyrodyne parcel would significantly add traffic to NYS Route 25A and Stony Brook Road, both of which are already over capacity. We think preservation is the appropriate approach when it comes to the future of the Gyrodyne property.
